Get an appraisal from an agent who is the specialist in your area. This will give you the best gauge of the current market value and help set realistic timeframe expectations. Appraisals are usually free.
Clear and polish kitchen and bathroom benches – this will allow the beautiful stone materials to shine. A few decorative items on these surfaces add appeal and personality. Try soap and hand towels in the bathrooms, fresh flowers or a fruit bowl in the kitchen.
Remove magnets and memos, photos, calendars and the like from refrigerators, reduce items on display on surfaces such as coffee tables and bookcases, unplug and hide non-essential cords and appliances.
Polish glass splash backs with a microfiber cloth ; this provides a streak free surface when downlights are on (visitors will often test all of the kitchen lights).
Fluff sofa cushions – there is an art to this. Freshen your colour scheme with the addition of new coloured throws and decorative cushions. This will make your property stand out and give the photos a “pop of colour” and a focal point.
Dress the beds – this is an economical way to add appeal and feeling of freshness to the bedroom spaces. Current trend is to use a variety of pillows and a bed skirt in complementing fabrics. You can’t have too many pillows!
Consider shampooing your carpets, particularly if you have had pets in the home.
Dress your deck using planting for colour or louvered shutters for privacy and texture.
When hosting viewings consider all the human senses; turn on lights, play ambient music, use a fragrance, offer a comfortable temperature (under tile heating is a luxury that buyers will appreciate when removing their shoes).
